Pursuant to New York Real Property Law §442-H, Hudson Valley Home Connection Realty, LLC has adopted the following:
Standardized Operating Procedures for prospective homebuyers.
Please be advised that these procedures may not apply to all transactions and may be modified as necessary based upon property type, seller instructions, market conditions, or changes in applicable law.

1. Identification
Prospective buyers are not required to provide identification as a condition of receiving real estate services or viewing a property.
However, a seller may require identification prior to approving access to a property, and Hudson Valley Home Connection reserves the right to request identification in specific circumstances for security or safety purposes.

2. Buyer Representation Agreement
Prospective buyers are not required to enter into an exclusive buyer representation agreement as a condition of receiving real estate services, scheduling consultations, or viewing properties, except where otherwise required by applicable law.
Hudson Valley Home Connection will comply with all federal, state, and local laws regarding buyer representation agreements and agency disclosure requirements.

3. Mortgage Pre-Approval / Proof of Funds
Prospective buyers are not required to provide a mortgage pre-approval or proof of funds as a condition of viewing a property unless required by the seller or the seller's representative.
However, buyers should understand that sellers may require proof of financial ability prior to accepting an offer, negotiating terms, or approving certain property showings.

4. Fair Housing
Hudson Valley Home Connection Realty, LLC fully supports the principles of the Fair Housing Act and Equal Housing Opportunity. We provide professional real estate services without regard to race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, military status, lawful source of income, or any other protected class.

5. Seller Requirements
Individual property owners may impose requirements that differ from these Standardized Operating Procedures. Such requirements may include, but are not limited to, proof of identity, mortgage pre-approval, proof of funds, advance notice for showings, or other conditions of access.

Prospective buyers will be informed of any seller-imposed requirements before scheduling or attending a property showing whenever practicable.

Effective DateÂ
These Standardized Operating Procedures are effective as of June 2026 and are subject to modification without notice to comply with applicable law or changes in brokerage policy.
Nothing contained herein shall be construed to limit any rights or obligations imposed by federal, state, or local law.
